I realized that my experience and expertise having worked for the builders is a valued commodity when representing buyers. So, I decided to serve the part of the market where I can bring the most value.

Pros of buying new construction:

  • In most cases, you can pick your lot, floor plan, some structural and design options.
  • Everything is brand new and under warranty.
  • No need for updating – everything is up to code.
  • Energy efficient – built to current energy codes.
  • Builder financing – Builders often offer substantial financing incentives to help with interest rates.
  • Modern floor plans and designs.
  • Lower taxes for the 1st 1-1.5 years. New homes are typically subjected to just a lot tax the 1st year.

Cons of buying new construction:

  • In some cases there may be less mature trees and landscaping.
  • In most cases there will be some construction going on.
  • In colder climates, the builder may not be able to lay sod or driveways until Spring or Summer.
  • New homes need to expand and contract as it goes through cold and warm
    seasons. This may cause some gaps in flooring, cabinets, trim, etc.
